Not Enough Bookings

Insufficient bookings are a common issue that we frequently encounter in the vacation rental business. Despite being listed by the owner or management company, the property doesn't receive many bookings, even during peak summer months, and this problem intensifies during the off-season. The reasons for this may vary, including but not limited to:

  • Inadequate attention to detail in your public listings.
  • Failure to establish a unique identity for your property among the millions of vacation rentals currently available in the market.
  • Too many unfavorable reviews.
  • Nightly rates and pricing that aren't competitive with other comparable rentals. With so many options available, it's crucial to ensure your property's pricing is consistent year-round.

Too Many “problem” Renters.

 

Dealing with problematic renters can be a significant challenge for vacation rental owners. They tend to exceed the maximum number of occupants allowed in the property, ignore rules about pets, trash disposal, and parking, and cause damage that results in excessive wear and tear. Effective management of a vacation rental must include addressing all the key factors that contribute to attracting great tenants. Tip #3

Access to Quality Service Providers.

Unless you plan to do everything yourself, you will need to have access to services like cleaning, handyman, tradesman (plumbers and electricians typically), trash pickup and yard mowing.  The list can vary depending upon your property type.  When things go wrong, and they will, having ready access to people who can help is essential.  With vacation rentals, it must be fixed fast or you will lose the rental, have to provide a refund and likely receive a bad review.  With years of local experience, we have a great list of folks who can help your property shine and keep it that way.

Tip #4

Not Enough “happy renters”.

This is a very serious problem which can lead to additional issues if not managed appropriately.  Unhappy renters do happen and are created quite easily.  Unhappy renters tend to not return to your property, they tend to treat your property poorly and commonly damage can also occur.  Lastly, and very importantly, unhappy renters write bad reviews. Conversely happy renters turn into something very valuable…  repeat renters.  Repeat renters should become the mainstay of your property’s rental income.  Creating happy renters doesn’t happen by accident and requires a significant focus on several key areas throughout the rental process…

  • Communication is key!  Renters like to have all the details about your property.  For example, do you have a grill and what type is it, how far is it to the beach, what is the address, how do I get the lock code, what type of coffee maker is it, etc., etc.  Communication needs to happen at all stages of the rental process and commonly starts even before a booking is received.  Communication is also how the crucial “personal touch” is created for your property.
  • Value for money.  Renters need to feel they are getting value for their rental dollar.  If they are happy with it, they are happy renters.  However, your property must be priced right and kept in great condition for this to happen.
  • Cleanliness is hugely important.  Post-covid, this factor has increased significantly in importance.  A dirty fridge, an unmade bed, a strange smell, a dirty bathroom, dog hair, too many bugs etc., will not create happy renters.  Cleanliness is both one of the most important and most difficult factors to ensure and requires a great cleaning service and regular quality checks to ensure it happens each time.
  • Rental listing accuracy.  If your listing is exactly the same as your property, then you will have no problems here.  However, many rental listings exaggerate and can includes errors which can lead your renters to become disgruntled.  This includes both the written description and photos of your property.

Not Enough Time.

Many of us have busy lives these days, and renting out a second home may seem simple at first glance. However, even doing it poorly can be time-consuming, and doing it properly can be a major time commitment that demands round-the-clock attention. It takes time to handle bookings and communicate with renters. It takes time to manage, update, and synchronize your property across multiple websites.
